Our low income apartments are subsidized by Federal government and are designed for older adults and adults with disabilities.
Each subsidized apartment community uses Project Based Section 8 rental assistance. These communities house the elderly; 62 years old and older, and adults under 62 with disabilities, based on the community program. The subsidized communities are subject to income limits, each year published by HUD, that describe at or below 50/60% AMI (average median income) for Denver or the local community based on household size. Tenant Rent is calculated based on 30% of a household’s monthly gross income.
Each applicant must complete an application. Once the application is received, and marked as complete, you will be placed on the waitlist.
Please note that many of our subsidized housing communities are in high demand and have waiting lists or no availability.

Compared to the average cost of assisted living in the Denver area, SHO offers affordable rates . In addition, SHO accepts Medicaid (HCBS) as well as Innovage. Please contact your care coordinator through these programs for more information. SHO serves older adults (55+) and adults with disabilities. We have five facilities across Colorado, Madison House Assisted Living, Mesa Vista Assisted Living, Park Hill Assisted Living, Cinnamon Park Assisted Living and The Barth Hotel Assisted Living. At selected properties, residents must be low income to qualify. Contact each community director to inquire about immediate openings.
